Kyiv Residential Market overview

For half a year in 2018 flew imperceptibly, it's time to come up with some results.

Analytics Portal for prices of new buildings - 3m2 already published earlier this month, this time in an article by Sergei Vlasov analyzed as new homes are built as apartments entered the market, and try to answer the question of how many of these flats eventually sold.

Build more or less?

Let's start from the beginning. As reported in the Ukrainian Trade Guild (UTG) report, the housing stock forms 1 080 600 apartments. At the same time, the total area of housing in Kyiv at the end of 2017 was 63.5 million.sq. m. Thus, every resident of the capital has 22 square meters of residental area.

It is important to say that in the capital, not only the release of the new residential houses, but also the reduction of housing stock - by the end of 2016, this figure was at 64.9 million. sq.m, which is 1.4 million square meters more than the result of the last year. This is due to the decommissioning of old and emergency housing, the re-equipment of residential premises in non-residential buildings, demolition of buildings for reconstruction or complex development, bankruptcy of enterprises or balance-holders of housing, etc.

According to the results of 2017, 1.7 million square meters of housing were put into operation (+ 29,9% by 2016 year), however, in the first quarter of 2018 - only 262 802 square meters (-11.1% up to the same period of 2017). According to UTG analysts, the result of the first half of 2018 will be at 544.5 thousand. sq.m<br />As you can see, even to repeat the result of 2017, the developers will have to at least double the pace of construction until the new year. But so far - foreseeing the start of sales of new residential complexes - this will not happen. For example, in July-December 2017, according to the search engine LUN.ua, the active sales of the apartments as been strarted by 29 Residential Complexes of the Ukrainian Capital, and in January-June 2018, in Kyiv, 19 new Residential Complexes were announced for the start of sales.

So, the answer to the question posed at the beginning was: started to build less!
